Ryan & Associates Utilizing BIM to Complete IHMVCU Headquarters IMPACT Project
With more than 120,000 members and $1.2 billion in assets, IH Mississippi Valley Credit Union is the largest credit union in the Quad Cities region. And now, the establishment is in the process of building a brand new $26 million headquarters along River Drive in Moline near the Western Illinois University campus.
A groundbreaking ceremony on the future 90,000-square-foot building was held in April 2018, with completion slated for July 2019. Plumbers and Pipefitters Local Union 25 contractor Ryan and Associates is in charge of all HVACR prefabrication and installation for the duration of the project.
According to Jeff Miller, project manager at Ryan and Associates, the HVACR scope of the project includes the installation of five packaged air handling units with DX cooling and gas-fired heating and 10 ductless split systems. The plumbing portion includes installation of underground domestic water supply lines, as well as above-ground drain, waste, vent and storm systems.
“The job will be about 90 percent prefabricated in our fab shop using Local 25 labor,” Miller said. “Carrier groups and fully dressed out pipe racks will also be shipped to the site and installed by Local 25 labor.”
Because the multi-million dollar project requires many construction professionals and skilled trades working together, everyone relies heavily on the process of Building Information Modeling to assist in coordination prior to any work taking place onsite.
“This gives the architecture, engineering and construction trades the insight and tools to more efficiently plan, design and construct the building and infrastructure,” Miller said. “After the model is approved and signed off, we use the BIM to produce fabrication and installation drawings. We also upload all of our hanger points into a total station, lay them out and set imbeds before the concrete is poured at each floor.”
“Any issues that would normally come up during the construction phase are handled in the model and resolved with weekly meetings between all trades,” Miller continued.
At the start of the project, IHMVCU made a commitment to hiring Quad City labor. The credit union and Davenport-based Russell Construction signed an IMPACT agreement with the Illowa Construction Labor and Management Council for the project, ensuring the use of the safest, high-quality local labor and a cost-efficient end project.
